Hi, we are building the Lawson 24 but didn't make any major changes to the floor plan, just the following:
- deleted window in WIP
- squared off wall in the study to make a wide door frame (with no door)
- got a cut out in the study wall similar to what you see in the display photos on the website
- changed the back garage door to an internal entry one into the hallway next to linen cupboard
- there is also a nib wall in the ensuite between toilet and bench that we deleted.
- standard skylights in the bathroom (highly recommend) and the kitchen.
I think that's it, hope it makes sense! What were you planning to change in your plans? We did some major re-jigging on the Hawthorne plan but in the end went with the Lawson because we didn't want to change that much about it, I think the only thing that cost money was the extra bit of wall in the study and the skylights. Obviously didn't get any money back for the deletions ha!

Thanks for your reply, we are in at very early stage, start getting more information.
We have LH side garage and flip rumpus to LH side and open kitchen and family, alfresco to rear of family instead of dining, covert study to bed4, increase bed1- 300mm to LH side and reduce the hallway and porch. And still searching what to modify without additional cost, lol
What are the upgrades all you done? What is std tiles height to bath n ensuite?
Included overhead cupboards and bulkhead in the std plan?
Heard steel frame with colourbond roof free, is it?
Carpet n tiles in the package, go with porecelin roughly how much extra, very expensive?
We have H2 soil and BAL- 12.5, you know how much extra cost?
How much cost for skylight?

What are the upgrades all you done?
Let's see, stone benchtops in the kitchen and bathrooms, melamine shelving throughout (although I think this is std now), skylights, underlay for carpet (the best one), increased ceiling height, Ormond facade, laundry bench and broom cupboard, flyscreens, tiles to the alfresco, undermount sinks in bathroom and ensuite, translucent glazing to ensuite window, front door and side window (std is clear), fan/lights throughout and a few extra powerpoints, downlights in the home theatre and kitchen, extra glazing on bed 1 and study windows to keep heat out (can't remember the proper name). I *think* that's everything, we tried to be conservative :p
What is std tiles height to bath n ensuite?
std height is one row of tiles above bath and benchtop and something like 2100h for the shower
Included overhead cupboards and bulkhead in the std plan?
no, not for us and pretty expensive through kitchen culture, we will see how we go for storage and then get someone in later if we feel we need the extra cupboards. I have seen in the new package deals now though that overhead cupboards are included in a kitchen upgrade package so you might get a better deal than us on that one.

yes, it was for us and I believe the deal is still going, you get the anticon blanket for the roof too.
Carpet n tiles in the package, go with porecelin roughly how much extra, very expensive?
We went with std range and just upgraded the underlay for around $700. I would think it would be expensive to upgrade to porcelain though depends how much you want it if you think it is worth it.
We have H2 soil and BAL- 12.5, you know how much extra cost?
We have BAL-LOW so no extra cost although we are already fitting out flyscreens throughout which is one of the requirements for BAL-12.5. Also our soil is H2 and they put aside some $7000 for extra site costs. Will find out soon the final sum required.
How much cost for skylight?
About $650 for a 400mm skylight, would be cheaper to do post handover but I would rather it done before the rest of the bathroom gets done.
This is all off the top of my head, but I will double check things when I get home and let you know

Has anyone got their landscaping done through outback landscaping in their hog appointments?
We're looking at something basic like turf to front and back, a garden bed out frint and probably some privacy plants along the fence lines at rear.
Real low maintenance stuff and would like an idea of cost.
Also if we choose to do it ourselves, when working out how much turf you need do you take the size of your block and subtract the house size to get how much turf space you would need?

- Feature tiles in main bathroom/ensuite: Casa dolce casa Wooden Tile Grey Reclaimed 150 x 900 ($103/m2), including labour to lay above standard height, offset pattern, coloured grout (11m2) - $2,470 (excludes credit of $24/m2 = $-275)
- Floor to ceiling tiles in main bathroom/ensuite: White Satin Tiles 600 x 300 ($35/m2), including labour and silicon. Tiles comes as 1.5mm as standard (36m2) - $3,342 (excludes credit of $24/m2 = $-314)

Up on your quote, builder allowance is $24/m2 and upgraded porcelain worth is 50$/m2, for total of 97m2 total cost would be 4850$ only. Minus builder allowance it's 2522$ only. Is that rite? Correct me if it's wrong..

This might help explain more. I have this under the 'Colour Selections Appointment Day 2' post
Here are some of the additions we incurred (on top of the tile cost):
*To lay larger tiles (>450mm) to main areas $19.80/m2
*Upgrade to 1.5mm grout (vs 3mm) $19.80/m2 (1.5mm standard on walls when using porcelain tiles)
*Labour to lay coloured grout $15/m2 (plus a small fee for the coloured grout)
*Labour to lay tiles in an off-set (brick) pattern $16.50/m2
*Labour to lay wall tiles above standard height in bathroom $48/m2
*Underlay charge for larger floor tiles (>250mm) in wet areas $24.50/m2
So for example, say you decide to lay 600mm x 600mm tiles with a 1.5mm grout on the floor in the main bathroom, you would be charged:
$24.50/m2 (underlay charge in wet area)
+ $19.80/m2 (1.5mm grout charge)
+ cost of the tile (ours was $50/m2)
- less the standard tile discount (24/m2)
x times by the floor area (don't forget to include the skirting tiles if applicable).
See how it can get out of control!

We just got our tender presentation folder and it says it is $22m2 rather than $24

Anyone in flood affected areas like in the hunter and newcastle region?
I'm building at Heddon Greta and that is flood affected like most of kurri,.gillieston heights and cliftleigh... our tender presenter said as the land us unregistered they were unable to do a proper site tests to better get an idea on site costs.
The lady said if its in a flood area then that could change site costs when it comes time for the build.
A worst case scenario was a house they raised the slab about 30 or 60mm which sent the cost up to around 30k!

normally its mentioned in the contract of sale of the land just like the fire report.
as my land is unregistered and very early stages there is no report based on specific lots, only that heddon greta and most of kurri, cliftleigh and gillieston is flood affected but by how much depends on getting a report.
Our lot will be backing onto the existing house next to the drive in and to my knowledge I've never heard of any flooding to the drive in

There is no cost (other than electricity I think). You can't nominate to get one it is up to Eden Brae, but I think they are trying to put them in as often as possible these days.

Hi everyone,
I need help and advice!!
We have removed the flooring in the common areas of our house. We are going to have a rectified tile laid after handover. Problem with that is we will need to add more bedding to ensure the slab is completely level, in doing so it will make the tiles higher than the carpet in the bedrooms. Has another else gone down this path?? If so, how did you solve the issue?
I have asked EB and they advised to remove the bedroom flooring from my tender aswell but I can imagine the amount they will give me will not be worth the hassle.
